Full Job Description

This role is for an Asset Manager working on the business space portfolio, which consists of industrial and office assets across the UK. The overall team consists of eight asset managers and two graduates and are responsible for approximately £3.5bn of AUM. Role and Accountabilities: The successful candidate will be supporting a director on the business space portfolio. The focus of the role will be in creating and implementing value-add initiatives and risk mitigation strategies for the portfolio to deliver optimal asset performance. Specifically, the responsibilities will include:

  • Business Planning: working with the team to devise and recommend the strategy (inc. hold/sell) and specific initiatives for individual assets. This will entail creating an annual business plan and running a projection in Argus Enterprise or Excel.
  • Asset Management Strategy: formulating and executing asset management strategies and plans for the portfolio. Responsible for the overall positioning of assets as well as the enhancement of cashflow and asset value; whilst maintaining good relationships with tenants.
  • Acquisitions/Disposals: responsible for the sale process including appointment of agents, decision on marketing strategy and management of lawyers and others in the legal process. These processes will also entail preparation of the investment committee recommendation. For acquisitions it will be working alongside the wider team such as the portfolio manager and solicitors in providing assumptions to be used in cashflow projections and ensuring comprehensive due diligence is undertaken.
  • Asset Management Initiatives: Implementing initiatives identified in the business plan, including marketing strategies, refurbishment/redevelopment projects, rent reviews, lease re-gears/renewals, consideration of alternative uses and all other opportunities to create and protect value. The individual will also be required to recommend and justify these initiatives for approval.
  • Managing External Property Managers: Overseeing property management and ensuring accountability and performance through regular management meetings and quarterly performance reviews with reference to agreed KPI's.
  • Managing External Agents: Working with the consultants and external agents to understand the business space markets (trends, values, competition etc.). Monitoring and rewarding good performance and creative advice. Building on and utilising the relationships with the consultants and agents to drive portfolio performance.
  • Reporting: having responsibility for drafting quarterly reporting on specific clients.
  • Valuation: managing the valuation process for specific clients and providing information to valuers as required.
  • Fund Performance: having responsibility for managing the MSCI process for specific clients.
  • Environmental and Sustainability: ensure compliance with sustainability policies in asset management initiatives including taking account of the refurbishment and redevelopment guidelines.
  • Data and technology: Being able to request the relevant information and data to support business plans. Expressing a desire to acquire the knowledge and expressing an interest in the latest technology and IT that drives the operational effectiveness for the assets.

    BA or BSc degree with strong record of academic achievement.
  • An understanding of property fundamentals (property management, leasing and development), particularly for office and industrial assets.
  • At least two years of experience of asset management in the office or industrial sectors with a good network of contacts across these sectors.
  • Strong interpersonal skills and good verbal and written communication skills with an ability to work collaboratively.
  • Knowledge of the impact of sustainability on the property industry.
  • Strong numeracy, financial and computer skills including MS Excel and an ability to understand key performance drivers for fund performance.
  • Adaptable team player with the ability to operate autonomously when needed.
  • Able to manage multiple tasks effectively and prioritise as required to meet expectations.
  • Must be able to fit in with an established team and contribute to goals outside of their role for the benefit of the firm.
