Full Job Description
An experienced Commercial Property Management Surveyor (Senior or Associate Director level) is required to join the Manchester city centre office of our leading consultancy client that provides advice on the full range of property matters across multiple disciplines. - Be the main point of contact for clients and tenants relating to portfolio of properties.
- Advising clients on how to maximise their return.
- Contract administration regarding work within and outside of scope
- Reporting to clients in agreed format and attending meetings as necessary. Business Development
- Promote the business.
- Assist Head of PM with fee/tender quotes.
- Win new business.
- Ensure business retention by good efficient client liaison and property management. Board Reporting
- Provide input to Head of PM for monthly report and with any immediate reporting needs.
- Provide new business opportunities.
- Maximise cross selling opportunities.
- Ensure delivery of strategy as directed by Head of PM.
- Deliver best value to tenants and clients.
- Keep up to date with relevant legislation and case law matters meet CPD requirements.
- Maximise profitability (without comprising obligations). Day to Day Property Management
- Ensure compliance as (a) agent (b) landlord compliance (c) tenant compliance.
- Maintained maximise rental and capital growth.
- Minimise waste and deliver best value for services bought in.
- Ensure risks are insured.
- Oversee letting agents and any appropriate non-FM sub-contractors.
- Manage financial elements including debtors, service charge, utilities, outgoings and collections.
- Ensure compliance with RICS guidance for management and service charge.
- Liaise with clients, other professionals, and contractors.
- Instruct clients/colleagues as necessary.
- General tenant liaison and dealing with tenant applications for landlord consent.
- Undertake property inspections. This role profile is not exhaustive; it will be subject to periodic review within the department.
- MRICS - desired but not essential if sufficient experience
- Strong planning, organisational and communication skills.
- Good working knowledge of Microsoft Office (Excel/Word)
- Able to work under own supervision but also as part of a wider team.
- Social skills and professional when networking and entertaining clients
- Positive - 'can do' attitude.
- Flexibility and a team player
- A desire to continue learning and advance their career.
- Full clean UK driving licence
Competitive Basic Salary: £40,000 to £60,000 p.a. - Car Allowance
