This is an opportunity to support the Senior Asset Manager in defining and implementing Distribution & occasionally Office Property Strategy for the UK and Republic of Ireland.

The Asset Manager is responsible for undertaking all aspects of Non-Retail Property Strategy implementation including acquisitions, disposals, surrenders and lease renewals. The remit of this role will cover c. 40 sites with total property costs of c. £50m p.a. across a variety of property types and locations.

Role overview:

Key Role Responsibilities:

-Working with and managing a team of external consultants (including agents, solicitors & building surveyors) undertaking property transactions that deliver the property strategy, including Acquisitions, Disposals, Lease Renewals, Sublets and Lease Re-gears.
-Disposing of sites (both trading and non-trading) and minimising our exposure to vacant property costs where possible. Working closely with Finance to manage our vacant site provision.
-Working with key internal stakeholders including store development, operations and finance to ensure transactions have appropriate approvals, cost estimates, surpass financial targets and are programmed for delivery within the expected timeframes.
-Managing all occupational property costs to a minimum, managing rent reviews and lease renewals as necessary to ensure delivery of the overall annual Property Cost
-Working closely with the Store Development team to deliver fit-out and refits in a timely and efficient manner
-Providing a comprehensive property management service
-Managing the business budgeting process for rent, rates, service charge and other property costs.
-Managing the property database for the portfolio and delivery of accurate and effective commercial reporting and forecasting to the business

Key Skills, Qualifications & Experience

-Relevant experience ideally within in-house Property team for a multiple national operator with Distribution property experience.
-Financially competent in terms of budget forecasting and provisioning
-MRICS qualifications are desirable
