Full Job Description
The Welsh Government is seeking an Assistant Property Management Surveyor to support the management of the EET department's land and property portfolio. Responsible for a wide and varied workload, the successful candidate will provide specialist property input and will offer managerial support in a variety of cases. Purpose of post The post-holder will be responsible for ensuring the value and performance of the property assets within the department's portfolio across North and Mid-Wales are maximised to achieve wider property programme objectives. They will be able to confidently negotiate, implement and manage a range of property management projects and will be comfortable liaising with internal and external bodies, working groups and partnerships. Additionally, the successful candidate will be responsible for the negotiation of contracts and disposals, the preparation of timely property transaction reports and negotiating and resolving legal and financial issues as well as contributing to the formulation of budgets. The post offers an outstanding opportunity to support economic development activity in a high-profile area of delivery. The property management function supports wider department and Welsh Government objectives including supporting the development of new industries in Wales, meeting the challenge of climate change, and delivering positive economic outcomes across the country. Key Responsibilities
- Contribute to the day-to-day management of the Department's land and property asset portfolio.
- Independently manage a discrete caseload of North & Mid Wales landlord and tenant relationship issues, negotiation of leases, tenancies and contracts, and property disposals, in a compliant manner and instruct internal legal advisors to achieve timely completion.
- Manage existing facilities management contracts/arrangements in a timely and compliant manner to ensure, in particular, statutory health and safety compliance.
- With support from the Property Surveyor, undertake property negotiations, instruct lawyers and prepare contracts, in accordance with relevant and up-to-date land and property legislation. Role-specific information
- Applications are open to qualified, part-qualified, or unqualified property professionals with relevant experience.
- If a successful candidate is not a fully qualified chartered surveyor, funding may be made available to assist with acquiring the professional qualification through RICS.
- The post-holder will be required to make frequent site visits to properties across North and Mid-Wales. Any applicant not based in North or Mid-Wales will need to demonstrate how the service can be delivered whilst maintaining wellbeing.
The ability to speak Welsh is desirable, but not essential.
Salary: £35,787 - £43,758- A starting salary within this range will be offered to the successful candidate on their skills, knowledge, experience and performance at the interview. This range is not negotiable., Civil Service Pension Scheme - 31 days annual leave (pro-rated for part-time)
