Full Job Description

We are currently looking for an Associate to help develop one of our Central London Investor teams. The successful candidate will join a new team based in our Warwick St office with a focus of, growing our West End project offering with new and existing clients and developing our existing relationship with Royal London Asset Management and be working alongside other internal departments such as Capital Markets, Office Agency and Property Asset Management (PAM), as part of our One JLL approach to provide holistic, commercial advice to our clients. This candidate will be responsible for identifying and winning opportunities for investor/Landlord refurbishment projects, alongside providing strategic dilapidations advice and preparing and negotiating the associated claims as required. The candidate will report directly to Robin Swaffield (Team Leader). The expectation is that the team will grow and the candidate will have line management responsibility in the future., GROWTH

  • Support Robin Swaffield with business development activities to grow the west end project offering and strengthen our relationship with Royal London Asset Management. This will involve establishing strong relationships with key collaborators such as and Capital Markets, Office Agency and PAM
  • Create a strong internal and external profile for the Central London Refurbishment team to support growth and expansion of the right work. For example, building on existing internal relationships, creating stronger relationships with national clients using the OneJLL Client and other CRM programmes, and differentiating our offer through pitch and marketing material as well as thought leadership initiatives.
  • FINANCIAL
  • Support Robin Swaffield in delivering the business plan for the team. Manage expectations/forecasts/pipeline and take mitigating actions where necessary to deliver the plan.
  • Develop own pipeline from new and existing clients.
  • Actively contribute to meeting or exceeding national PDS team target for 2023, including a personal contribution of £250,000+ through self-delivery of Building Consultancy work.
  • CLIENT
  • Support Robin Swaffield in undertaking the role of BC Client Relationship Manager for RLAM in the London region, with focus on building/strengthening relationships, growing profitable business opportunities across all P+DS service lines, sectors and offices. Track progress and provide regular feedback to Client Relationship Director as part of the OneJLL/Consulting or BC Client Programme.
  • Wider business generation and cross selling - Make every effort to identify and secure new/target business opportunities for all service lines, sectors and offices within P&DS and through cross selling to the wider business, including Integral and Tetris.
  • PEOPLE
  • As the team grows and junior colleagues join, undertake line manager responsibilities as required, ensuring they are supported to develop their own skills/knowledge and progress their career.
  • Collaborate with the regional BC, PM, CM and NZC leads/teams to share opportunities and resource to deliver the best result for our clients as part of a national team - Clients and UK PDS/BC first and allocating the right person for the job, irrespective of P&L and location

  • Wider business generation and cross selling - Make every effort to identify and secure new/target business opportunities for all service lines, sectors and offices within P&DS and through cross selling to the wider business, including Integral and Tetris.
  • Attend a minimum of one internal, client and industry events per quarter and keep record of activity, leads identified, action taken and any follow up required for review with team leader.
  • Digital - Embrace and adopt all new technology platforms including but not limited to Salesforce, AEM and iAuditor.
  • Resourcing at right level - at the start of every new project consider how you're using your time and resources -are the right people doing the right work? Actively give opportunities to junior team members where you can.
  • FINANCIAL MANAGEMENT
  • Enter all instructions onto Salesforce as soon as possible and review all instructions (including pipeline) at least once per month in the week ahead of the flash forecast being submitted
  • Raise invoices within 48 hours of the services being completed rather than left until month end
  • Ensure that all information to raise invoices and recognise revenue is obtained from the client and provided to data admin support team as soon as possible ahead of month end.
  • Review and agree final billing details with the client in advance of invoicing to avoid the need to credit and re-issue
  • Ensure that all invoices are issued within two days of being raised and a follow up call made to the client within no more than five working days to ensure that the invoice has been received and that there are no queries.
  • Provide any additional information required by the client and/or the JLL Credit Control team to ensure payment is received within the agreed payment terms. Queries from clients or requests from Credit Control should be dealt with promptly - no more than 48 hour turnaround
