Full Job Description

GIC Real Estate

The Real Estate (RE) arm of GIC invests in real estate and real estate-related assets outside of Singapore. We manage a well-diversified portfolio covering over 40 countries in property sectors such as offices, retail, hotels, residential, industrial, niche sectors and companies.

The Capital Markets team is part of the RE team and is responsible for arranging and managing external debt financing globally, together with our Joint Venture partners (where relevant), for the investments made by RE and Infrastructure teams. We are looking for a suitable candidate to join our Capital Markets team as an Associate in London.

Responsibilities

-Assist with the e
valuation of optimal financing structures and hedging strategies for Projects together with the Investment team

-Assist with the negotiation of financing term sheets and credit agreements with Lenders with the assistance of external counsel

-Actively contribute to maintaining strong relationships with GIC's existing panel of lenders and growing relationships with new lenders

-Maintain deep insights on the financing landscape in the assigned markets/sectors of oversight

-Coordinate transaction execution workstreams and the internal financing approval process with other internal stakeholders

-Monitoring loan covenants and contribute to the leverage review on loans taken for the portfolio

-Preparing internal and external presentations, as and when required

-Coordinate Internal and External reporting

-Support the GIC mission wherever and however else possible

Requirements

-A good university degree preferably in the area of finance, accounting or banking

-2-3 years' relevant experience, preferably in real estate debt financing/syndication, debt capital markets or structured finance banking

-Good understanding of financial structures and ability to communicate complex, abstract and/or difficult messages in simple, clear manner

-Strong financial modelling skills and meticulous with details and accurate with numbers

-Ability to work under pressure to meet tight deadlines, manage multiple high priority projects, and transition smoothly as projects stop or start

-Excellent presentation and communication skills, both written and oral

-Possess an analytical mind and is a committed team player working collaboratively with team members

-Results oriented and enjoys working in a fast-paced work environment

-Advanced proficiency in Microsoft Office, including PowerPoint and Excel, with a proficiency in using Bloomberg being a desirable skill as well

-Fluency in a European language desirable
