Full Job Description

We're searching for an incredible Property Manager to join our leasehold team! As Property Manager you will deliver a first class service to residential leasehold properties in accordance with RICS and ARMA-Q.   • Ensure our customers and their properties are cared for and maintained to the highest possible standards, in line with budgets,
  • service level agreements and regulatory requirements.
  • Plan, execute and deliver all aspects of the Property Management Schedule (PMS), ensuring that key time scales and customer
  • commitments are fully met.
  • Oversee delivery of planned, cyclical and reactive maintenance, through engagement with our preferred contractors and suppliers
  • for specific works.
  • Deliver a schedule of site visits, including formal monthly and quarterly property assessments together with maintaining an
  • informal presence, following through actions to completion.
  • Ensure all sites as well as residents/contractors/landlords are compliant with statutory and contractual obligations including
  • RICS, ARMA-Q as well as all compliance and Health and Safety regulations
  • Manage key processes such as section 20's, with oversight of enquiries such as contract renewals, utility renewals, insurance
  • claims and renewals, Health and Safety reports and accompanying actions.
  • Verify Management Information Packs for Leaseholders and Solicitors prior to the sale of a leasehold property and to provide
  • support and knowledge to the Legal and Compliance team in completing the information packs and responding to customer enquiries.
  • Ensure insurance claims are processed correctly and in a timely manner.
  • Build and maintain client relationships to develop strong and lasting partnerships and loyalty, with high levels of
  • quantifiable customer satisfaction.
  • Liaise with tenants, landlords, directors, contractors and other parties to ensure all services are delivered to the highest
  • standard and expectations are fully met.
  • Act as the face of urbanbubble attending management meetings, AGMs and facilitate customer forums - managing logistic and the
  • information to be shared. Encourage positive attendance and circulate minutes within SLAs.
  • Ensure works and all services are delivered against budget, managing purchase orders, invoices, contracts and any associated
  • financial administration.
  • Contribute to effective financial management, producing service charge budgets or carrying out periodic spend v's budget
  • reviews.
  • Recruit, develop and retain talent, promoting peak performance through effective management of all elements of the employee
  • lifecycle.
  • Identify and meet individual learning needs, acting as coach and mentor.

    Experience managing high-rise Residential buildings
  • Experience managing AMC Cladding projects
  • Knowledgeable in relevant regulations, legislation, guidance and best practice. Able to apply knowledge practically day-to-day,
  • for example in terms of RICs, ARMA-Q and H&S legislation.
  • Ability to manage multiple deadlines and support the team to prioritise work, within a busy environment.
  • Effective analytical and decision-making skills.
  • Ability to work independently and on own initiative, whilst respecting internal policies and external legislation and
  • regulation.
  • Effective people management and delegation skills.
  • Customer service skills
  • Industry specific knowledge, built up through experience of residential property management.
  • First-class communication skills, both verbal and written, together with strong listening skills.
  • AIRPM qualification (preferred)
