Full Job Description

We are now looking for a Commercial Director to lead and develop the commercial function of the Building Operating Unit. As a member of the Building Leadership Team this role is responsible for leading the commercial function across the whole of the Building OU.

What you'll do:

  • Liaise closely with operational and financial management to ensure transparency of reporting of the cost and value bases.


  • Advise on all commercial aspects of the interface between the company and its' clients, working closely with the Operations Directors and Managing Director in Building.

  • Lead the management of risks, opportunities, costs and values associated with agreeing the client contractual requirements.

  • Lead all aspects of commercial input into tenders including reviews of the contract with Skanska Legal.

  • Lead and develop the commercial strategy and philosophy for Building, ensure compliance with Improvement Plan.

  • Provide leadership, development and direction for the commercial teams across Building.

  • Lead and manage all commercial and contractual aspects on all projects in line with the Skanska UK policies and procedures and the requirements of the Skanska 'Our Way of Working' (OWOW);


  • Ensure that the Quality of Scrutiny process is implemented and reported against on each project/bid.

  • Drive and support project control and governance in all aspects, in line with Skanska UK policies and procedures.

  • Ensure that the gross and operating income is maximized on every project whilst actively promoting an out-perform mind-set, through the utilization of agreed Profit Improvement Plans.

  • Interpret trends, results and statistics and actively advise and intervene as necessary.

  • Ensure that the commercial and contractual interest of the company are managed and protected at all times.

  • Actively promote the Skanska UK Health, Safety and Environmental policies.

  • Be responsible for Skanska Code of Conduct/Ethics compliance within the commercial/procurement team.

  • Be responsible for developing internal/external client/customer relationships and maintaining networks to develop improved/new business opportunities.

  • As appropriate, operate at a strategic level within both JV and SPV environments.

  • Maintain requirements in accordance with the Skanska Fair Payment Charter


  • You will be responsible for:
  • Quarterly Reporting - jointly responsible with the Finance Director for the Building OU Quarterly reporting process and output; specifically reviewing the OU Large & Loss report, OU Signposts, Major Projects List, Early Warning Indicators, Income statement and Project Bell Curves.

  • Insurance - responsible for the administration of insurance policies jointly with JLT.

  • Pre-Construction - ensure corporate governance is maintained through the Pre Construction process (responsible for discharging commercial issues raised by UKTB/SRT etc.).

  • Lead the Skanska UK mandatory requirements for Quality of Scrutiny/Forecasting and Reporting, including F&R Meetings (PFFR), the use of ERP (CVR, PFFR & Profit forecast completion, Peer review requirements, Project Reviews, Risk and Change Management and Project Close-Out all in accordance with OWOW.

  • Provide technical commercial and contractual advice to projects where appropriate (Pre Contract & Post Contract). Assist with problem solving as and when considered necessary, with hands on assistance as appropriate.

  • Prepare and /or co-ordinate financial reports, analyse and interpret trends and results, and recommend corrective and/or other actions as appropriate.

  • Ensure that all projects/bids Understand & Apply the deal. Ensure that each project/bid complies with the Understand & Apply the deal guidance note.

  • Team development; ensure that commercial team members have a performance review in accordance with OWOW and have had the necessary training to perform their roles.

  • Actively manage talent and ensure succession planning of key team members. Ensure there is a robust succession plan in the commercial team.

    A good communicator, able to interact with internal and external stakeholders in a positive and engaging manner;

  • Strong leadership skills;

  • Proactive in learning with the ability to influence others (leading through influencing);

  • A team player, with the ability to see 'the big picture';

  • Demonstrable skills and experience in all aspects of financial, commercial and project management, and financial/business acumen. A good leader and team player who always ensures the needs of his or her teams are properly identified and met. Also ensures that all aspects of an individual's training and development needs are identified and met, acting as a mentor where appropriate;

  • Visibly promotes the ethos of Inclusion, IFE, sustainability and Code of Conduct/Ethics as part of the day job;

  • Extensive experience of Commercial Lead roles on large scale projects or within business environments;

  • Degree qualified (or equivalent) in a commercial or legal related subject;

  • RICS membership;

  • Has the functional and technical knowledge and skills to undertake the role at a high level of accomplishment, including all aspects of, and managing compliance with, Skanska UK OWOW processes
