Full Job Description

The Property Services Directorate manages the repairs and maintenance service to over 22,000 properties across London, the South East and Home Counties.

The directorate undertakes repairs, servicing, voids and planned maintenance work to our customers' homes via our inhouse team and a variety of contractors and service providers who are employed on our behalf. This includes repairs to general needs, leasehold, market rent and our specialist Care and Support schemes. Our work also includes statutory and regulatory compliance checks.

Our DLO provides gas/heating repairs and servicing to residents and the service is supported by external contractors. Our aim is to provide a first class, customer focused service for heating, gas and alternative technologies, working closely with the wider property services team. The successful applicant will be responsible for managing the service, through a team of supervisors and operatives, and external contractors responsible for delivering communal repair and installation and ensuring that excellent levels of compliance are maintained. In conjunction with OHG health and safety team, the Heating Manager will ensure safe working practises are adhered to and works are delivered on time, in budget and to a high standard ensuring OHG meet its statutory, regulatory and policy requirements.,

  • Lead and manage installation, refurbishment/upgrade, PPM, servicing, and repairs of commercial heating & hot water systems and water booster pumps.

  • Effective contract management of the specialist contractors

  • Line management of the small DLO Commercial Heating Team.

  • Ensure 100% compliance.

  • Prepare and manage the budget.

  • Provide expert advice on heating and related technologies.

  • Investigate and respond to customer complaints ensuring a suitable timely resolution.

  • Drive up customer satisfaction

  • Gas Safe Principal Duty Holder

  • Support and deputise Domestic Heating Manager and Electrical Manager.

  • Ensure team members understand their role and areas of responsibilities.

  • Influence decisions to support continuous improvement within the directorate to ensure quality of service by understanding the market and trends

  • Workforce planning to ensure the service supports delivery of an efficient and effective service and achieves 100% compliance.

  • Contract management of subcontractors, ensuring KPIs are met and regular meetings are held.

  • Responsible for ensuring team members are inducted and adequately trained to fulfil their duties and adhere to internal processes and procedures. Ensure personal development plans are reviewed regularly.

  • Ensure data is captured and managed accurately and supports the business and organisations needs

  • Ensure that all statutory, regulatory and policy requirements are complied with always.

  • Understanding and adherence to One Housing Group's Financial and Procurement procedures

  • Support Senior Managers to monitor and manage third party contractor performance to achieve agreed service levels and KPIs.

  • Responsible/Accountable for keeping the Gas KPI at 100%

  • Prepare, manage, and monitor the gas and heating budget and attend budget review meetings.

  • The timely production of management reports to support service delivery and meet business requirements.

  • Investigate complaints (informal and formal) and expressions of dissatisfaction with the service; Respond to customers within our published service standards, both verbally and in writing. Analyse and capture lessons learnt and ensure these are shared with the senior management team and wider administrative team, processes are reviewed to avoid similar occurrences and where required, additional training is arranged.

  • Research and provide expert advice on gas and other related technologies to ensure OHG optimises its policies and processes.

  • Complaints resolution

  • Act as an ambassador for the service, actively building positive working relationships with key internal and external stakeholders. Attend meetings within and outside of business hours, when required.

  • Principal Duty Holder for Gas for One Housing

  • Any other reasonable duties to support service delivery

    We are looking for someone with:

  • Minimum domestic & commercial heating ACS's and Part L

  • Extensive technical expertise on these and associated systems

  • Extensive gas safety, contract, project and line management experience in a social housing environment

  • Excellent report writing: technical, feasibility studies, costed options appraisals, and ideally board reports, etc

  • Excellent computer skills

  • Full driving licence, Minimum domestic & commercial heating ACS's and Part L.

  • Extensive technical expertise on these and associated systems

  • Extensive gas safety, contract, project and line management experience in a social housing environment.

  • Excellent report writing: technical, feasibility studies, costed options appraisals, and ideally board reports, etc

  • Excellent computer skills.

  • Full driving licence.
