Full Job Description

  • You will come from a Technical construction background and have may have experience within the social housing sector. It is essential is that you have an excellent understanding of social domestic housing repair maintenance and refurbishment, up to 3 story built since 1900 (including Maisonet blocks)
  • You will be able to undertake thorough property surveys, identify defects and or symptoms indicating hidden building defects such as damp, settlement, floor heave poorly done previous works.
  • You will be required to report effectively on your findings. Make recommendations and specify the works required to rectify those issues.
  • You will understand how trades work, what is required and how that work should be carried out.
  • You will be required to produce the schedules of work and specifications for any remedial works which can then be easily followed by our in-house team or effectively priced by our supporting team of small contractors.
  • For larger works you will be confident in managing contractors and checking compliance and delivery on site.
  • You will be required to undertake your own site visits to both occupied and void properties, gather information from our customers and site teams before determining the best course of action to remedy any defects and address any faults with the property with a view to delivering a satisfactory outcome for customers whilst achieving best value for money for the council.
  • You should be conversant with the HHSRS and the regulatory and legislative changes being proposed across the Social Housing Sector, specifically around damp and mould cases.
  • You will be the section's lead on rectification works required following flooding, fire or vehicle impact damage where you may be required to agree works with our own or other insurers.
  • You will award contracts offering best value for money and to be delivered at pace. You will be accountable for selecting contractors suitable to tender the works, up to 50k appraising tenders and recommending who the works should be awarded to.in accordance with council policies and procedures.
  • You will be skilled at writing up detailed schedules of works with full descriptions of the works required for projects of circa 10k-50k that include accurate quantities or other controls. You will also produce or include any necessary detailed specifications and method statements for how the work is to be carried out including appropriate timescales and cost estimates for works to be delivered by our in-house teams or other contractors.
  • Supported by Team leaders you will advise on improvements to how we procure small works and how they are managed and monitored on site and provide oversite to ensure our required standards of quality, customer care and health and safety are being met

    Full UK driving licence
  • HND /NVQ in building studies/ building Surveying /quantity surveying / PCA Damp and Mould surveyor
  • Understanding and Knowledge of NHF schedule of rates
  • IOSH / CIOB or similar preferred
  • Desirable Certifications
  • EPC/HHSRS/Asbestos
  • Trade qualified
  • Experience using CAD
