Full Job Description

Contract Works Officers are critical to ensuring that our appointed repairs contractors deliver a quality, value for money repairs and maintenance service to meet the needs of our tenants by our appointed repairs contractors. They need to have a building qualification in construction, building surveying, building services or equivalent) and/or a comparable level of technical experience / knowledge relating to property repair and maintenance. Their duties include the active monitoring of the appointed repairs contractors to ensure that they meet specific Key Performance Indicators (including Health & Safety) by undertaking a continual process of auditing and "on site" reality/quality/financial checks. They ensure the work carried out is in accordance with Building Regulations, Building Control and Safety Standards/Risk Assessments. They protect the interests of the organisation in relation to Disrepair Litigation claims against Birmingham City Council, and ensure our void properties meet the required standards so that our citizens are let homes that meet both Health and Safety and statutory standards. They safeguard Birmingham City Council's financial and legal reputation. They provide technical advice guidance and support to tenants, colleagues and stakeholders including leaseholders, owner occupiers and private tenants affected by the actions of Birmingham City Council. They investigate and resolve tenants' complaints requiring a Technical input to ensure that the tenant has a positive customer outcome within the boundaries of our Repairs Policy and to ensure that customer satisfaction levels are sustained.
