Full Job Description

We currently have an exciting opportunity for a Contracts Manager to join our successful in-house Homes Plus Client Services Team on a full time, permanent basis. The successful candidate will play a vital role in contributing to the delivery and development of our overall business objectives while upholding our group values.
The role
As our Contracts Manager, you will support the Head of Service in delivering planned major works projects, ensuring compliance with contracts and Health and Safety standards. You will take the lead on projects, independently managing contractors, performance monitoring, and resolving contract issues.
You will collaborate with internal and external stakeholders in developing, designing, procuring and administering projects from start through to completion, meeting statutory requirements, and maintaining accurate project documentation. Whilst championing Health and Safety, and Quality Standards you will be providing expert insights on residential buildings, Group properties and recommending effective ways to protect our assests.
In addition, you will lead and coordinate complex repairs by diagnosing building defects and implementing effective solutions for disrepair, voids, insurance claims, and damp or mould concerns.

Professionally qualified Building or Quantity surveyor in a Construction related discipline, with 3 years PQE (Essential)
MRICS/MCIOB preferred with evidence of CPD. (Essential)
Experience of building surveying and complex defect diagnosis within domestic buildings.
Knowledge of environmental and property legislation, focusing on housing is essential.
Understanding of Health & Safety regulations (recognition of risk and development of pre construction H&S plans).
Understanding of relevant Statutory Regulations relating to Housing providers; including, but not limited to: Asbestos awareness, Building Regulations, Gas and Electrical safety
Ability to write technical specifications, reports and instructions for staff and contractors
Ability to lead, inspire, motivate and develop staff building teams to deliver to the vision and values.
Excellent written and verbal communication skills.
Excellent negotiating and influencing skills.
