Full Job Description

We are now recruiting a Design Manager (newbuild housing) on a permanent basis to oversee the management of the pre-construction design process to ensuring schemes are optimised for whole life value for money and that we deliver quality homes with in a well laid out estate.

As Design Manager you will mange manage production of drawings / specifications; you will be integral to ensuring technical compliance and all documentation is in place. The role will support the Pre-Construction Manager, Quantity Surveyor, Development Managers and Assistant Project Managers and be from conception to completion

This is a home-based role, but the successful candidate will be expected to attend office meetings, client meetings as required throughout the Northwest of England., Design Management

  • Undertake design reviews and value engineering to ensure the scheme is viable and provides whole life value for money. Lead, manage and co-ordinate the design process including external consultants to ensure the optimisation of all opportunities and live schemes.

  • Monitor planning conditions, section agreements and other statutory information and provide updates to the project team on progress / discharge.


  • Technical, Building and Legislative Standards
  • Support the Head of Design and Technical Standards in the development of standard house types, design standards that will support Onward's desire to deliver quality homes in a well laid out estate.

  • Ensure the proposed design and construction matches the Onward Design Brief, including house types and specification.

  • Ensure they are compliant with Building Regulations, LABC / NHBC building standards and legislative requirements.


  • Stakeholders
  • Build relationships with external stakeholders such as planners, highways and United Utilities. Liaise with internal and external stakeholders.


  • CDM and H&S Compliance Requirements
  • Provide assurance that developments are CDM compliant and that projects are delivered to the highest standards of health and safety.


  • Project Management
  • Provide support in all handover meetings to ensure a smooth transition of the scheme to the Development Managers and Assistant Project Managers. Assist in the preparation and signing off HUG and HS File in advance of completion in line with building regulations requirements.

    Demonstrable experience in managing the pre-construction process and bid submissions.


  • Proven experience and knowledge in construction processes, workmanship, and specification.


  • Awareness, experience and knowledge of site health and safety.


  • Demonstrable knowledge of building standards regulatory requirements in relation to development.


  • Understanding of construction contracts.


  • Demonstrable knowledge of CDM regulations.


  • Ability to promote good practice in Onward Homes.


  • Excellent communication skills (both written and verbal) with a proven ability to influence senior stakeholders and customers.


  • A positive commitment to customer service.


  • Customer facing when holding stake holder events / open days.


  • IT Skills - Microsoft office ( Word, Teams, Excel, Power point, Share point)


  • Qualifications

    Essential:
  • Degree qualified in a construction related field. Desirable:


  • Membership of a profession body such as CIOB / RICS.
