Full Job Description

To oversee the repair and maintenance programme of a building(s) which may include a combination of Commercial and Hub Locations. Responsible for ensuring that the facilities and assets are in optimal condition and comply with all safety and regulatory standards as required. Leading a team of maintenance technicians and contractors who perform various tasks, such as electrical, plumbing, HVAC etc. Responsible for planning and coordinating the maintenance schedule and inventory, and report on the performance and quality of the maintenance operations supported by the Performance Assurance Managers.

Main Duties

-Lead and direct the maintenance and repair of building assets.

-Hire, train and evaluate the performance of maintenance technicians and contractors, providing them with guidance, feedback and support.

-Monitor and control the site(s) maintenance budget and inventory, to ensure the efficient and cost-effective use of resources and materials

-Oversee the planning and scheduling of the maintenance and repair work (via central planning teams), and ensure that it is completed on time and according to the specfications and standards.

-Inspect and assess the condition and functionality of facilities and assets, and identify and prioritise the needs for maintenance and improvement.

-Troubleshoot and resolve any issues or problems that arise during maintenance and repair work, and ensure customer satisfaction and safety.

-Communicate and collaborate with other surpervisors, regional and corporate managers, including external stakeholders such as vendors, regulators and customers, to ensure alignment and compliance with the Client's policies, objectives and KPI's., · Follow Group and company policies and procedures at all times;

· Report any apparent deficiencies in systems of work or equipment provided that may result in failure of service delivery or risk to health and safety or the environment;

· Use all work equipment and personal PPE properly and in accordance with training received;

· Report any issues or training needs to your Line manager and /or via your divisional incident reporting system;

· Ensure Group and company safety arrangements and procedures are followed at all times.

· Report any apparent deficiencies in systems of work or equipment provided that may present an unnecessary danger or risks to health and safety.

· Report any accidents, near misses, Hazards and cases of ill health to the Line Manager.

· Assist the company during investigations of accidents and safety related incidents.

· Work safely at all times giving due consideration for the safety of others.

· Notify line management of safety training needs.

· Assist the business in improving safety systems and performance through consultation, co- operation and communication.

· Inform the line manager of any physical or mental condition that affects the ability to work safely.

· Carryout tool box talks as per schedule.

· Ensure that all sub-contractors are working in a safe manner.

· Issue permits To Work for sub-contractors and In-house staff as required.

· Ensure Method statements and risk assessments are provided by sub contractor.

· Ensure all health and safety procedures are being adhered at all times.

· Ensure that all in-house staff and sub contractors work duties are carried out in a safe, efficient and competent manner, complying with but not limited to:-

· a) Environment, Quality and Safety legislation.

· B) Trade and Company Standards

· c) Contracted Specifications

· Ensure that in-house staff and sub-contractors are adequately trained for the task they are carrying out and that they have provided certification where necessary.

Take accountability and responsibility for decisions and resulting actions taken

Experience & Management

-Compliance with one of the Competent Trade Level 3 minimum requirements; and

-Minimum 5 years post trade qualification

-Minimum of 3 years in a similar role preferably in a complex and dynamic environment in either a retail and commercial office sector.

-Lead Engineer Qualification

-Certificate in IOSH Supervising Safely

Interacting & Communicating

-Excellent communication, interpersonal and leadership skills, the ability to motivate and inspire others and make timely and collaborative decisions.

Analysing & Reporting

-Strong knowledge of engineering principles, and quality standards, such as ISO9001, 14001, 22301, 27001, 45001 and 55001.

-Attention to detail and problem solving skills including assessment of root cause analysis and effects.

-Intermediate skills in MSOffice application including Excel, Word and Outlook etc

-Can prepare, present and report to a good standard

Adapting & Performing

-Ability to work under pressure, handle multiple tasks and prioritise effectiviely.

-Able to work on own and as part of a team.
