Full Job Description

We are seeking an Estate Manager to join the BBC Workplace team. This is a permanent role, which can be based in Salford or Birmingham with some travel.

This role will report to the Head of Estate Management and be responsible for all aspects of portfolio management including acquisition and disposal of property assets and the day to day estate management of the BBC UK property portfolio. You will work alongside this team, developing our portfolio estate plans, and delivering location specific strategies.

BBC Workplace exists to provide great buildings and spaces that maximise the creativity of the BBC. We provide estate and facilities management services across the UK and manage property change projects creating excellent spaces for staff to work in and for audiences to visit. We ensure BBC buildings and sites are safe, secure, sustainable and on air.

The BBC Workplace team works with the Director, senior BBC management and wider stakeholders to develop and deliver the property strategy; set pan-BBC estate policy and coordinate the activities of the regional teams, ensures appropriate governance and commercial and financial oversight, and coordinates the central supporting functions of Health, Safety and Environment (HSE), Security, High Risk, Business Continuity., As the Estate Manager, you will be required to:

  • Assist the development of portfolio estate plans and deliver location specific strategies.

  • Develop the property portfolio in such a way as to ensure that it is appropriate to meet the requirements of Workplace key stakeholders.

  • Lead on behalf of the BBC in negotiating with outside agencies (i.e. landlords etc) to ensure that the BBC remains in the most advantageous position in relation to management of the property estate.

  • Manage acquisitions and disposals of property (freehold and leasehold) and deliver extension/termination of leases as appropriate using the external framework consultants.

  • Prepare business cases and papers to secure financial and other support to property related projects and programmes.

  • Continually seek cost effective improvements in respect of estate management and Workplace services.

  • Work with internal and outsourced property legal teams associated with property matters and transactions.

  • Provide appropriate and timely property expertise to projects/programme managers and to senior key BBC staff.

  • Undertake site visits across the BBC Estate.

    Professional membership of the RICS or equivalent with experience in a corporate property environment

  • Experience of delivering corporate property strategies utilising external consultants and undertaking stakeholder management

  • Strong communications skills with experience of developing business led property strategies and recommendations

  • Experience of co-ordinating projects, supporting delivery, managing suppliers and reporting

  • Broad knowledge of UK property markets and key drivers

  • Able to identify, create and evaluate property options, and challenge stakeholders credibly, whilst building long term productive relationships

  • Experience of managing multi-let properties and associated responsibilities, such as service charges and stakeholder management

  • Demonstrable skills in matrix management

  • Substantial experience of reviewing legal documentation and working with internal and external legal teams to complete legal documentation for all property related matters

  • Experience of the analysis and strategic planning of property requirements

    Salary: anticipated range £55,000 - £65,000pa, depending on relevant skills, knowledge and experience. The expected salary range for this role reflects internal benchmarking and external market insights.
