Full Job Description

Band 4, £26,530 - £29,114 per annum plus additional on-call payments, full time 37.5 hours per week. Monday to Thursday - 08:00 - 16:30, Friday - 08:00 - 14:00. You will assist the Estates Department in the provision of an efficient and cost effective system of maintenance and installation of engineering, building services and associated equipment. You will provide a continuous multi-skilled Estates presence over the portfolio of Trust premises, to facilitate maintenance and repair to services and equipment inside of normal working hours, with the additional support on the out of hours. All in accordance with current legislation, standards, guidance and good working practices., Skilled in the hands-on repair of designated plant and equipment within the limits of their qualifications and training, having the ability to fault find, diagnose and repair using their technical knowledge on equipment, including but not limited to: - · Mechanical Installations · Heating Systems · Water Systems · Minor Electrical support · Plumbing services & repairs · Competency in completing joinery & building fabric repairs to include decorative remedial workWorking for our organisation As a Trust we remain bold and ambitious with plans for both service and system collaborative transformation over the coming years to improve the health and wellbeing of our local people through high quality care. We would very much welcome applications from all under-represented groups including women, people with disabilities, people from global majority backgrounds, and those from the lesbian, gay, bi and trans communities., To demonstrate sufficient skills and competencies to undertake multi trade activity, allied works and general maintenance works, including + Assessing job requirements including taking dimensions, organising materials, plant, tools and equipment and carrying out testing procedures. + Providing a flexible, productive and efficient response in delivering a wide range of building maintenance and improvement works. + Undertaking the correct diagnosis and method of responsive maintenance to achieve a "first time fix" and to avoid duplication and follow-on work being passed to other trade staff. + Diagnosing and prioritising specific work activities and tasks. + To undertake craft duties and associated works, including all aspects of repair, maintenance and new works in all Combined Healthcare properties. Duties will include, but not be limited to: Planned preventative maintenance, reactive maintenance, minor new works / Minor Decoration Works. + To assist in the Planned Preventative Maintenance on all types of Buildings and Engineering infrastructure. Including but not limited to: Fire Alarms / Emergency Lights / Water Flushing, safe water temperatures, PAT testing, medical furniture and beds. + Interpret and work from instruction, drawings and specifications without constant supervision. + Working on own initiative when applicable or as part of a team + Carry out engineering repairs/ new work to a high level of skill, conforming to the necessary Regulations/HTM requirements + Attend training courses as required. + Observe all statutory and legal requirements / HTM's, particularly in relation to Health & Safety at Work Act. + Have ability and willingness to work across trades within the sphere of their technical competency, e.g. making safe building fabric etc. + Develop good working relationships with clinical and non-clinical staff at all levels. + Provide support and guidance for maintenance assistants, on all aspects of plant and equipment in order to develop their skills and knowledge. + Be adaptable to the introduction of new technology and working techniques. + Use of IT systems to provide/monitor data within the Quality Assurance and other management reporting systems. + Delivery of service specific on the job training for employees within a working group. + Ensuring data is provided for input to Estates Management Information Systems. + Through knowledge and understanding of the systems contained within the Trust premises be able to perform a range of engineering duties safely and efficiently as requested by management. + Provide a timely reactive service to our clients, being respectful of the contractual response and repair times. + Carry out new and small works in accordance with legislation, HTM's, ACOP's. + Communicate technical issues to other maintenance staff, explain technical issues to other staff. + A willingness to undertake any other appropriate duties as requested by management. + To liaise with Facilities Managers and Estates Managers to organise, plan and prioritise the day to day working requirements and to carry these out with the minimum of supervision. + To perform all of the duties of the post whilst frequently being exposed to working conditions, in areas such as roof spaces, inclement weather and plant rooms and where dust etc will be encountered. + To participate in the operation of the Estates CAFM system and by completing all paperwork as necessary. + To carry and respond to any Trust Mobile Technology at all times whilst on duty (when safe to do so) + Flexible to work outside of normal working hours as and when required. + To be part of the Trust out of hours on-call system., + In the event of exceptionally high levels of response, we reserve the right to close the post before the date stated above in order to prevent the number of applications received being unmanageable.
