Full Job Description

The Estates Property Manager will provide efficient, effective and professional property management services for UHCW NHS Trust to agreed key performance indicators. They will develop strong relationships with landlords, including NHS Property Services, Community Health Partnerships and others as part of the Trusts property portfolio.
Develop and manage formal leases and licences with partners and landlords as appropriate.
Carry out the Tenant Representative function to those buildings where the Trust is tenant.
Working with tenants and landlords to provide "fit for purpose" buildings ensuring appropriate maintenance and landlord services are carried out in line with the agreed formal lease.

+ Responsible for the liaison and lease negotiations for new property agreements as both tenant and landlord and all commercial related property matters.
+ Responsible for the renewals, rates valuations and all associated property matters with NHS Landlords, Private Landlords including PFI/LIFT, Local Authorities and other private and public bodies.
+ Responsible for verifying all property related data and updating the Trust property database.
+ Devise, implement and manage the Property Asset Management Plan.
+ Act as Head Tenant / Tenant Representative function, + Attend all building user group meetings with landlords and ensure service provision is as per the terms of the lease. Ensuring that the maintenance regime is being followed from both an adhoc Planned Preventative Maintenance point of view.
+ Take the lead on the search for and setting up new accommodation requirements from feasibility to occupation. This will involve liaising with Trust staff, Lawyers, Land Agents etc.
+ To work with all landlords to develop, maintain, implement, monitor and report on property condition, functional suitability, quality and space utilisation.
+ Ensure policies and procedures that are necessary to maintain the property management services meet the required standards, are in place and regularly reviewed.
+ Ensure that systems are in place so that risk assessments of all the Trusts and designated premises are carried out in accordance with Trust policies.
