Full Job Description
Paradigm Housing Group is scaling with a selection of newly created roles including a new Head of Lease and Asset Projects in our Strategic Asset Management Team. The role will lead a dynamic team in managing complex lease obligations, asset projects and compliance, disrepair intervention and statutory requirements for our non-freehold portfolio. If you’re an experienced leader with a background in asset management, property compliance, and managing intricate lease and asset issues, this role offers an excellent opportunity to make a lasting impact.
The Role
Reporting to the Assistant Director of Asset Operations, you’ll lead a team responsible for lease management, latent defect resolution, disrepair intervention and the delivery of asset projects across our property portfolio. You will ensure compliance with statutory regulations, manage relationships with third-party freeholders and agents, and develop strategies that prioritise Paradigm’s risk management and asset viability. By providing technical guidance on asset projects and implementing lease and landlord management strategies, you’ll contribute to Paradigm’s broader Asset Management goals and enhance resident satisfaction.
Key Responsibilities:
- Leadership & Strategy: Oversee the Lease and Asset Projects Team, providing strategic leadership, ensuring professional development, and fostering a collaborative culture that supports Paradigm’s values and objectives.
- Non-Freehold Portfolio Oversight: Take full ownership of our non-freehold assets, including liaising with third-party freeholders, managing agents, and contractors to ensure compliance and mitigate risks associated with complex lease obligations.
- Statutory Compliance: Manage statutory obligations, including resident home improvement requests Section 20 reviews, disrepair and HHSRS monitoring and intervention to maintain high safety and quality standards.
- Latent Defect: Oversee the investigation of latent defects including engaging with legal and technical consultants to resolve issues efficiently while communicating effectively with residents.
- Service Charge and Asset Data Management: Guide the team on service charge compliance, maintain asset data, and ensure a digitised, secure repository for deeds and lease records.
To Excel In This Role, You’ll Bring:
- A degree-level qualification in property or asset management (or equivalent experience) and substantial experience in asset compliance, lease management, and complex asset issues.
- A deep understanding of relevant legislation and sector regulations, with a focus on lease agreements and landlord obligations.
- Proven leadership skills in managing and developing high-performing asset teams, adept in technical communication and conflict resolution.
- Financial literacy, with experience in managing budgets, interpreting KPIs, and delivering cost-effective solutions in property management.
