Full Job Description

The Estates and Facilities Department is responsible for managing a diverse and complex portfolioacross the university's estate. The main campus, located in New Cross, London Borough ofLewisham, spans approximately 16 acres and comprises around 80 buildings. These include a mix ofVictorian Grade II listed buildings, repurposed domestic properties now used for academic andoffice purposes, post-war utility structures in need of redevelopment, and modern state-of-the-artfacilities. The department also oversees nearby halls of residence and studio spaces, as well as the20-acre Loring Sports Ground in Sidcup, located 12 miles from the main campus.With a Gross Internal Area (GIA) of approximately 80,000 square meters, the Estates and FacilitiesDepartment faces a variety of responsibilities, including:

  • Strategic estate planning and development
  • Management of capital projects, minor works, and refurbishments
  • Building and grounds maintenance, including compliance with statutory regulations
  • (SFG20 and best practice guidelines)
  • Infrastructure and space management
  • Energy, carbon, and environmental management
  • Facilities services such as cleaning, portering, security, reception, and mail services
  • Health and safety management
  • Catering and conference services
  • This role requires ensuring the effective, safe, and sustainable management of the university's estate,while delivering high-quality facilities and services that meet the needs of staff, students, and visitors.While the position demands a high level of responsibility, it is important that the successful candidateis fully committed to attending the site when required and is prepared to work outside normal hourson occasion to manage urgent or critical operational issues. This dedication is essential for ensuringthe smooth, efficient operation of the university's extensive and complex estate., The Head of Maintenance at Goldsmiths University is responsible for leading and managing all aspectsof the university's maintenance operations. This includes ensuring the optimal functioning, safety, andsustainability of campus facilities. The role demands a strategic approach to maintenance planning,resource management, and the continuous improvement of maintenance processes to support theuniversity's mission and goals., 1. Leadership and Management: o Lead, mentor, and manage the maintenance and grounds teams, including skilled trades, technicians, and support staff., o Develop and implement a comprehensive maintenance strategy aligned with the university's objectives. o Ensure compliance with health, safety, and environmental regulations. o Promote a culture of safety, quality, and performance excellence within the team. 2. Operational Oversight: o Oversee daily maintenance operations, including preventative, corrective, and emergency maintenance tasks. o Manage maintenance budgets, allocate resources efficiently, and track expenditures. o Develop and maintain a robust system for work order management, ensuring timely and effective responses. o Coordinate with other departments to ensure maintenance activities are aligned with academic schedules and events. 3. Planning and Development: o Conduct regular inspections and assessments of campus facilities to identify maintenance needs. o Create and implement long-term maintenance plans for buildings, infrastructure, and equipment. o Collaborate with other departments and stakeholders to coordinate maintenance activities and minimize disruption. o Collaborate closely with the capital projects team to ensure a unified and consistent strategy for plant and fixtures on major projects, while also coordinating and executing small-scale improvement works across the estate. 4. Quality Assurance: o Develop and implement maintenance standards and procedures to ensure consistent delivery of high-quality service. o Monitor performance metrics and implement improvements to enhance maintenance efficiency and effectiveness. o Oversee contractor work to ensure compliance with university standards and contractual agreements. o Perform quality checks and audits to ensure all maintenance work meets regulatory and university standards. 5. Sustainability and Innovation: o Promote sustainable maintenance practices and energy-efficient solutions. o Stay updated with industry trends and advancements to incorporate innovative maintenance techniques and technologies. o Spearhead sustainability infrastructure enhancements and drive Scope 1 & 2 carbon reduction initiatives across the built environment.3 Goldsmiths, University of London, New Cross, London, SE14 6NW o Implement programs to reduce energy consumption and improve the environmental o footprint of campus facilities. 6. Communication and Reporting: o Provide regular updates and reports to senior management on maintenance activities, issues, and performance. o Foster a collaborative environment through effective communication with staff, faculty, and students. o Develop and maintain strong relationships with external vendors and service providers. o Prepare detailed maintenance reports, including budget forecasts, project timelines, and performance analyses.

  • Proven competencies in electrical and mechanical systems, with practical experience in
  • maintenance operations.
  • Significant experience in maintenance management, preferably in a higher education setting.
  • Good understanding of legislation and regulations within maintenance operations, including
  • health, safety, and environmental standards.
  • Proven leadership and team management skills, with the ability to motivate and develop staff.
  • Strong knowledge of building systems, infrastructure, and maintenance best practices.
  • Excellent organizational and problem-solving abilities, with a strategic approach to managing
  • resources.
  • Proficiency in maintenance management software and tools, with the ability to analyse data
  • and generate reports.
  • Strong project management skills, with experience overseeing complex maintenance projects
