Full Job Description

Responsible for: Fire Safety Project Manager, Gas Water Project Manager, Electrical M&E Project Manager, Asbestos Project Manager

Purpose:
To lead and manage all aspects of property safety ensuring that Hexagon is fully compliant at all times through a holistic and robust property safety framework that you will establish, which achieves high quality standards, risk management and assurance. To also lead on delivery of key projects, provide strategic input and contribute to the overall management of Hexagon.

Principle Accountabilities:

1. Provide successful management of day-to-day property safety/compliance work, namely fire safety, gas safety, structural safety, water hygiene, electrical, lifts, asbestos amongst other areas of property safety

2. To ensure all relevant buildings have valid fire risk assessments and lead on the successful and timely delivery of actions arising from these assessments and also submitting regular safety case reviews to external bod(ies)

3. To ensure the Property Safety Team provides robust planned preventative maintenance of all mechanical and electrical equipment and other relevant services

4. Take the role of Hexagon's 'Building Safety Manager' in line with any regulatory requirements and where relevant, liaise with the HSE and/or regulator(s) on property safety matters

5. To lead and motivate a high-performing multi-disciplinary team, including recruitment of staff and their induction, regular appraisal of staff performance and developing them to achieve their full potential and high levels of appropriate competency.

6. Produce and implement a resident engagement strategy focussed on property safety issues in a proactive, meaningful and transparent manner. Also implement and embed a customer-focused approach that responds creatively to the needs and aspirations of residents.

7. Be Hexagon's technical lead on property safety-related policies and procedures ensuring that they are carried out effectively alongside initiating reviews as required to manage risk and meet changes in current regulatory and statutory obligations.

8. Provide technical input on property safety for new developments and refurbishments, and also provide input in the selection of mechanical and electrical equipment in collaboration with other departments/teams and residents.

9. Procure new services in line with Hexagon's procurement procedures and ensure that work by contractors is completed to the relevant statutory and regulatory standards and also Hexagon's high standards.

10. Ensure Hexagon responds robustly and expeditiously to any safety enforcement notices/orders.

11. Ensure that all complaints are responded to quickly and that problems are resolved satisfactorily within Hexagon's policies and procedures and that learning gained from complaints is integral to Hexagon's drive to continually improve.

12. Contribute to the overall management and strategy of the organisation by working collaboratively with other teams and managers throughout Hexagon.

13. Contribute to Leadership Team meetings alongside preparing reports to the Directors' Group and Board deliberations.

14. Prepare the annual budget for your business unit, monitoring expenditure and providing monthly performance and financial forecasts to your line manager.

15. Contribute to conferences, seminars and meetings, both externally and internally as required, representing Hexagon and your team. Collaborate with key internal customers and departments including Hexagon's Health and Safety Lead, the Development and Sales Department, Customer Service Centre, Stock Improvement Team and Housing Services teams to ensure excellent services are delivered.

16. Implement and champion Hexagon's Equality & Diversity Policy, Health & Safety Policy and related policies and procedures. Ensure that your team's work is complimentary and supportive of these policies and procedures and always aspiring to reflect best practice.

17. To keep abreast of external strategic issues, which include legislative, regulatory and best practice, and applying these in Hexagon and promoting a culture of 'learning' with all those that you lead.

18. To be on-call for out-of-hours emergencies.
