Full Job Description

The Head of Property Services will operate at a strategic level, but will also be required to get involved operationally. It is anticipated that the role will increase in line with our continued growth, therefore this is a great opportunity for someone who is currently a Senior Manager or Head of department with aspirations to become a Director of Property Services. The position works in collaboration with our operational teams, and you will ensure that all property related matters are dealt with in a cohesive, timely and efficient manner, keeping all parties informed. The property services develop, implement, and maintain property management policy, processes and procedures. With the support of your team, you will oversee planned and reactive maintenance works across our portfolio of over 220 retirement developments, nationally. As Head of Property Services, you will be responsible for Asset Management and planning, and will have the opportunity to help steer and shape the new asset management database. You will take overall responsibility for the national and regional contractor, sub-contractor and supplier agreements to ensure exceptional quality of work and value for money. Not only that but you will provide advice and guidance on emergency works and management information in respect of property maintenance costs to help inform future service charge budgets and planned maintenance schedules to enhance service levels for Owners. The role will require you to manage a team of which include Building Surveyors, Contracts Manager and Property Services Administration.

You will already be operating as a Senior Manager or Head of Department and will have a proven track record of leading property improvements and major works programmes across a portfolio of leasehold properties. It's essential that you have the skills and experience to bring a newly formed team together, and continue to look at ways to improve current practices to improve efficiencies and departmental performance. It goes without saying you will be highly efficient and organised, bringing with you a sense of discipline and project management, and you will thrive in a busy environment. It is essential that you are able to ensure that programmes are scoped and delivered in a timely manner, managing internal stakeholders, third parties and owners expectations through a variety of communication channels. At the same time, understanding the business priorities and delivering against them. You will have an appreciation of the impact property services will have on the operational teams and the critical need to deliver a high-quality service to our owners at all times is an essential element to business strategy. You will have a full understanding of property management, and you will demonstrate excellent knowledge of construction, and legislative changes. Ideally you will be educated to HNC / degree level or equivalent and will also hold a professional qualification in construction such as RICS or CIOB.
