Full Job Description

The aim of the Team Manager is to ensure that our Housing Management Team runs effectively and to a high standard on a day to day basis, meeting targets as agreed with RSL partners, Local Authority Commissioners, the Service Manager and the Senior Operations Manager. This includes:

Ensuring that Second Step managed properties are maintained and serviced to agreed standards in line with management agreement responsibilities, and that value for money is achieved in the procurement of these services in accordance with Second Step's policies.

Acting as Second Step's 'expert' on housing management and associated legal requirements, providing advice to the Housing Team and other colleagues and drawing on relevant housing related qualifications and previous sector experience.

Ensuring a pro-active approach to turnaround of void units to enable the Team to meet its targets.

Ensuring an effective response to breaches of tenancy and anti-social behaviour issues, and take the lead in progressing Notice and possession proceedings in liaison with solicitors and partner housing associations.

Liaising closely with Finance colleagues in monitoring expenditure against budget, agreeing service charge changes and co-ordinating the process for the annual rent increases.

Ensuring effective arrears management by the Housing Team, including resolving Housing Benefit issues and proposals for write off of former tenant arrears.

We have recently reset our Housing Management team and we have an exciting opportunity for someone who is passionate about delivering high quality services to enable clients with complex needs to move towards recovery. Responsible for reshaping and leading our Housing Management Team, you will have significant knowledge of housing, the support needs of people who have experienced multiple disadvantage, and experience of developing and leading high performing teams. You'll work in a psychologically and trauma informed way and be able to develop culture of reflective problem solving and shared learning. Having a background in housing mangement, you will build and develop meaningful relationships with key partners and stakeholders in line with Second Step's values.
