Full Job Description

To manage day to day Lab gas requirements for site, carrying out Planned Preventative Maintenance and Reactive works to BRF Systems. To provide relevant escalation from operational team on matters requiring senior managers / client attention.,

  • Point of use delivery service for cylinder gases, and where required removing any empty cylinders back to the gas stores and connecting cylinder gas regulators.
  • Same day standard delivery for on site stocked gases (notification from manifold management system/BMS) available between the normal service hours of 0800 and 1700, Monday to Friday (excluding Bank and Public Holidays).
  • Delivery within 4 hours for on site stocked gases during normal service days & hours.
  • Liquid Nitrogen portable transport vessels from main storage area to user locations and then to fill points and return to facilitate re-filling with liquid nitrogen.
  • Develop and manage a register of cryogenic vessels on campus to assist in tracking & managing service and test requirements.
  • Provision of Cryocare inspection, maintenance and test service for cryogenic pressurised dewars at the single lowest IUPC Gases rate for all dewars on campus.
  • Assist with annual portable gas control regulator inspections CP7/GN7, with all inspected regulators being tagged and detailed on a register. Further details in Appendix 1.
  • Advice and guidance on the safe use of gases and general gases safety relating to user's gas installations.
  • Point of use familiarisation sessions can be scheduled and delivered to end users/groups of users upon request.
  • Dynamic Risk Assessments on gas safety whilst delivering the service.
  • Cylinder holding audits available and scheduled upon request.
  • Periodical service reviews with manager and key stakeholders and Crick Facilities and Infrastructure team to provide details on service performance, ideas for continuous improvement and Safety Share
  • Ensure that accurate and comprehensive records are kept pertaining to Health & Safety, Building Compliance and Quality Assurance, maintaining Planon information for HSE/Home Office audit and inspection record purposes.
  • Ensure that sub-contractors perform to meet the requirement of the contract and QHSE obligations during the shift pattern. Administer sub contractor work approvals and safe operation while repair or service is carried out on site.
  • To operate a Permit to Work System in accordance with CBRE Quality, Health & Safety procedures and client requirements (or approved client system).
  • Ensure that suitable spares are available to carry out maintenance and update stock list.
  • Ensure that comprehensive maintenance records are completed via Planon or job sheets.
  • Ensure that Method Statements and Risk Assessments are prepared, reviewed and utilised for all tasks (PPM's and reactive) carried out to ensure safe working practices.
  • To maintain & develop good client relationships.
  • Ensure the provision of a Safe & Healthy working environment.
  • Ensure a professional image of CBRE is presented to clients and visitors.
  • Undertake other tasks as defined and requested by local management.
  • Ensure assigned tasks are actioned and completed as appropriate, including the utilisation of the shift engineers if required to ensure the task is suitably completed.
  • Ensure an awareness and compliance to the contractual KPI's/SLA's.
  • Ensure that Planon tasks are logged and information is up to date, informative and accurate.
  • Any other task as directed by the account management team.
  • ACCOUNTABILITIES
  • Directly accountable to the BRF Supervisor and Manager, however a dotted line reporting to the other site management team members exists.
  • The post holder has NO directly reporting staff.

    Education Formally trained in part or full in Mechanical/Electrical/Refrigeration Building Services maintenance, to NVQ level
  • Recognised formal apprenticeship in relevant building services engineering discipline, preferred. A good basic education is essential, with good written and spoken English and basic Mathematical skills. Training Basic skills on Building Management Systems an advantage. Excel/Word competency Experience (Essential) Building services experience preferred but not essential for the right candidate Medgas/Labgas experience a benefit but not required Character Committed to the delivery of excellent customer service.
