Here at NCHA we have a fantastic opportunity for the right person to join our friendly and supportive Lettings team as a Letting Officer. Internally this role is known as Lettings Coordinator

This is a part time role of 14 hours a week working Thursday and Friday in a job share.

The Lettings Team are responsible for allocations and lettings all of our empty homes across 32 Local Authority areas as well as our garages and allotments. We re-let our properties through choice based lettings systems, by direct nominations and advertising on Rightmove. We also manage the Mutual Exchange, tenancy Changes and successions processes. No 2 days are ever the same and there is lots of variety within the roles in our Team.

As our Lettings Coordinator, you will support our customers from the point of shortlisting them for a new home, through our pre tenancy process, which includes providing them with information around welfare benefits in order to maximise their income and be able to sign post them to the relevant teams, departments and organisations to provide any support that they may need. You will sign them up for their tenancy and give them the keys to their new home.

You will ensure an exceptional customer service for all of NCHAs internal and external stakeholders is maintained throughout the service.

As Lettings Coordinator you will;

- Manage new homes from development handover through to allocation and letting
- Ensure void times are kept to a minimum to enable our customers to move into their new home as soon as possible
- Decide lettings criteria and advertising based upon property and tenure type as well as customer incentives for homes that are harder to let.
- Shortlist applicants, complete pre-tenancy assessments to prevent tenancy fraud and identifying low level support needs that can be met to ensure that customers can maintain their home
- Carry out viewings, both virtual and in person, for new customers and transferring customers as appropriate.
- Sign up customers to their new homes!

You will be organised, able to keep accurate records and prioritise your workload in order to meet your team and individual targets to reduce the number of days a property is vacant

A valid driving license and access to a vehicle is essential for this role as you will be visiting our sites and working with your team in the office and independently, visiting our properties with customers or working from home. You must be confident to meet with customers on a one to one basis and motivated and productive when working alone from home.

Customer care and an understanding of those who require support comes above all else - you'll put our CLEAR values into action every day. You will be open and honest. A strong team player and capable of working alone and you will feel empowered to make your own decisions when required. Great listening skills are essential as well as well as an attention to detail.

Experience with Microsoft Word, Excel and databases is an essential requirement for this role. Experience of Capita is advantageous, but training will be provided.

The successful candidate will be based at our Mountsorrel Office and cover areas down to Northampton in the South and as far as South Derbyshire District Council areas in the North., Disability Confident
