Full Job Description

The Estates Maintenance Assistant/Worker will be part of a multi-skilled team within the Estates Department
To be based at Lynfield Mount but will include travel to Trust sites throughout the region
To carry out Planned Preventative Maintenance (PPM) as detailed in job summary.
To carry out basic electrical, mechanical and reactive duties
The post holder must be capable of organising and the delivery of the clearly defined workload, on your own initiatives, with full consideration for patient and staff requirements within a sensitive and caring healthcare environment.
The post holder will come into regular contact with patients both in hospital and other medical premises
Work will be obtained from the department Concept system, Team Leaders and / or Manager reacting to events and situations that occur, this may include the following - emergency on call engineer, designers and senior managers.
The post holder will be responsible for ensuring all the required work is completed within the scope of the role requirements.

2. Emergency lighting monthly / annual checks
3. Testing of Panic Alarm Systems / Door Top Alarms
4. Carry out the weekly testing of site generators
5. Carry out ad-hoc PAT testing
6. Monthly sentinel checks
7. Carry out Legionella inspections and sampling
8. Ensure all relative documentation & records are complete and in full
9. Local site gritting and snow clearing
10. Clearing of blockages in sinks and toilets
11. Minor plumbing repairs replace tap washers etc.
12. Removal and replacement of radiator covers for cleaning purposes
13. General fitting of small fixtures and fittings
14. Minor joinery works and repairs to locks, fitting of notice boards, Filmings etc.

Reset fire alarms
16. Respond to both intruder and fire alarm activations liaising with the police and other emergency services if required
17. Cleaning of light fittings
18. Re lamping
19. Ensure plant rooms are maintained to a high standard of cleanliness
20. Organise own workload, on occasion on own initiative, in conjunction with the Team Leader or Manager
2, 1. Complete wholly and accurately all task information and must conduct their duties in accordance with Trust procedures and Safe Systems of Work
22. Communicate with customers and colleagues to ensure that they are fully notified of any delays to work and agree a new completion date
23. Able to use a Trust PDA to record work tasks
24. The post holder will be required to work irregular hours
25. The Post holder will be required to participate in an on call rota
26. Work in patient occupied areas for extended periods where tool and equipment safety is of the utmost importance to protect both vulnerable patients and yourself
27. Carry out redecorations including stripping, painting, etc.
28. Carry out minor plasterwork to enable decorations to take place
29. Ensure the safe and correct storage and use of paints, stains, thinners and all other hazardous decoration materials knowledge of COSHH
30. When required, erect scaffolding to aid safety, ensuring that all relevant safety precautions are adhered to, also ensuring that training is upto date at all times
1. Ensure that all safety procedures are carried out with regards to working at heights and working within confined spaces, ensuring that relevant permits to work are obtained
32. Provide advice and guidance on relevant methods and techniques to Team Leader or Co-ordinator
33. Keep up to date with new products and methods
34. Quarterly inspections of Air Handling Units
35. Filter condition checks & replacements
36. Assist in cleaning of ventilation systems and extract fans
37. Clear blocked drains & drain pipes, often dealing with sewage & other disposable items
38. Lifting manhole covers & rodding where possible from the surface
