Full Job Description

A Multi-Skilled Operative in social housing is responsible for carrying out a wide range of repair, maintenance, and installation tasks across different trades to ensure that social housing properties are safe, functional, and well-maintained. These operatives will perform general maintenance work, addressing issues across plumbing, electrical, carpentry, painting, and other property maintenance tasks in social housing units., Conducting a range of repairs across plumbing, electrical, carpentry, plastering, tiling, and painting in social housing properties.
Fixing leaks, repairing or replacing taps, toilets, radiators, and maintaining water supply systems.
Undertaking basic electrical repairs, such as replacing light fittings, sockets, and switches. Carrying out electrical safety checks (under supervision of a qualified electrician where necessary).
Repairing or replacing doors, windows, skirting boards, and kitchen units. Fixing or replacing flooring or partitions when necessary.
Carrying out plastering repairs and fixing or replacing broken tiles in kitchens, bathrooms, and other areas.
Repainting walls, ceilings, doors, and windows, and completing minor decorating tasks to maintain the property's appearance.
Responding to emergency maintenance requests, such as burst pipes, blocked drains, or heating system failures, ensuring the issue is resolved quickly and efficiently.
Carrying out repairs and maintenance to external areas of the property, including fences, gates, and outdoor lighting.

Proficient in a range of trades including plumbing, electrical, carpentry, tiling, painting, and general building maintenance.
Strong ability to diagnose and fix a variety of maintenance issues quickly and effectively.
Ability to clearly explain issues and repairs to tenants and to collaborate effectively with other maintenance personnel.
Efficient in managing workloads and prioritizing tasks to ensure timely completion of work orders.
Ability to provide excellent customer service, addressing tenant concerns and providing clear communication.
Knowledge of health and safety practices, including safe handling of tools and adherence to building regulations.

Education & Experience:
Previous experience in a maintenance role, ideally in social housing or a similar residential setting. Experience in multiple trades is highly desirable.
Certifications in relevant areas (e.g., plumbing, electrical, health and safety) may be required. For electrical work, relevant certifications or qualifications may be necessary.
A valid full driving license is often required, as the role typically involves traveling to multiple properties for repairs and maintenance.
Excellent attention to detail.
Adaptability and flexibility in a variety of trade areas.
