Full Job Description

We are looking for a Project Manager to work closely with the Senior Project Manager and Capital Projects Team. Reporting to and supporting the Senior Project Manager to develop and execute the delivery of capital project initiatives for a defined portfolio of residential assets.,

  • Monitor development and delivery of refurbishments & remodeling ensuring providing timely information for development of Business Case and Investment Appraisals.


  • Establish Risk criteria and continue to monitor through risk registers.


  • Providing technical know-how and ensuring iQ requirements and objectives are fully aligned to the design intent, safety by design criteria and the cost plan. Providing client representation on any communications to external stakeholders


  • Lead and manage the development and delivery process from inception through to delivery including post completion aftercare.


  • Managing consultants and design teams in developing refurbishment projects


  • Coordinate the design team throughout the project life cycle including the consents process, Building Regs. & contractor procurement stages.


  • Ensure compliance with all internal iQ requirements, statutory, quality and health and safety standards.


  • Develop and maintain strong working relationships; communicate and collaborate closely with internal Operational & Property counterparts.


  • Report on project level progress and budgets, monitor consultant & contractor deliverables and address any deviations from plan. Hands-on, dealing with day-to-day activities and exercise professional judgement to resolve emerging difficulties. Communicate and collaborate closely with Capital Projects Team to ensure timely decisions are made. Delivery of budgets for all projects. Delivery of all projects to program and of the high quality required for all IQ sites Support and develop inoccupation model for future projects

    Degree in construction related discipline

  • Chartered or working towards chartered status (MRICS, MAPM or CIOB)

  • Experience in JCT and NEC forms of contract

  • Project management of new build and refurbishment developments throughout the project life cycle.


  • Ability to deal confidently with and support senior managers.


  • Ability to deal with change and cope with the rigors of a fast-paced summer refurbishment program.


  • Ability to clearly communicate, deal with change and cope with the rigors of a fast-paced summer refurbishment program.


  • Experience & confident with Main contractors during the delivery phase, monitoring progress, quality and safety aspects of the contract and dealing robustly with any deviations.


  • Ability to utilize project management tools; MS project or similar, develop risk schedules and competent in the use of MS products.


  • Experience of budgetary management; able to carry out value engineering and interrogate cost plans.


  • Experience of implementing innovative and best practice techniques and standards in the context of student accommodation developments.
