Full Job Description
The Real Estate Portfolio Manager will manage and take full responsibility for a portfolio of loans across various real estate sectors within the UK, ensuring overall accountability for credit quality. This role involves underwriting and executing new business with both new and existing clients., Client Engagement
- Relationship Development: Develop and expand relevant client relationships through repeat business, including refinancing, development, and investment lending.
- New Client Originations: Support the Team Leader and Originators by managing new client originations. Business Development
- Target Achievement: Consistently achieve target levels of new business with both new and existing clients, as agreed with the Team Leader. Deal Analysis
- Detailed Analysis: Conduct thorough analysis of new deals, including scrutinizing client quality, performing financial analysis, reviewing cash flow models, and conducting property due diligence. Opportunity Structuring
- Structuring New Opportunities: Propose relevant pricing, leverage, covenants, and underlying security for new lending opportunities. Negotiation
- Lead Negotiations: Manage negotiations between borrowers and the bank from the indicative term sheet stage to the execution of the relevant transaction. Credit Application Review
- Credit Applications: Review and/or prepare credit applications and present transactions to the Real Estate Deal Forum and the Bank's Credit Committees for approval. Post-Credit Due Diligence
- Oversight of Due Diligence: Oversee the post-credit due diligence process with the assistance of portfolio managers and analysts, including the review of legal documentation, valuation reports, and quantity surveyor reports. Ongoing Deal Management
- Compliance Monitoring: Collaborate with portfolio managers and analysts to ensure compliance with all conditions and covenants throughout the loan term, including timely annual reviews and management of contractual expiries. Cross-Business Collaboration
- Facilitate Introductions: Work collaboratively across the bank to facilitate cross-business introductions and referrals.
Real Estate Debt Experience: Proven track record of managing real estate debt within the UK market, with necessary experience in development lending. - Market Knowledge: In-depth knowledge of the property lending market across various asset sectors.
- Client Identification: Ability to identify target clients in line with the Real Estate team's strategy and the bank's risk appetite.
- Negotiation Skills: Strong negotiating skills with experience working with family offices and ultra-high-net-worth property clients.
- Relationship Management: Excellent networking and relationship management skills, capable of multitasking and managing demanding clients under tight deadlines.
- Industry Connections: Established relationships with sponsors and third-party advisors within the UK real estate market.
- Transaction Structuring: Extensive understanding and experience in structuring real estate lending transactions and associated documentation.
- Financial Analysis: Ability to review and analyze business plans, evaluating covenant strength and cash flow.
- Presentation Skills: Strong presentation capabilities for both internal and external stakeholders, including credit committee presentations.
- Attention to Detail: High level of attention to detail and proactive attitude towards delivering a high-quality client experience.
- Regulatory Knowledge: Understanding of relevant compliance considerations and the regulatory environment. Additional Attributes (Helpful but Not Essential)
- Professional Qualifications: ACA (or equivalent), CFA (fully qualified), or RICS qualifications are beneficial but not necessary.
