ABOUT THE TEAM Reporting to the Senior Director, the successful candidate will contribute to the growth and management of PSP's multi-sector global real estate portfolio of assets (CAD$27.2 billion), by taking an active role in both real estate transactions and asset management. Our London team looks at investments across all real estate sectors, up and down the risk spectrum and with a focus on Europe and APAC geographies. Our preferred approach is to own assets directly, in partnership with first class operating partners that have local expertise. ABOUT YOUR ROLE As a Senior Analyst, you'll:

  • Support investment managers in the analysis of potential real estate transactions across all asset classes : including residential, office, retail, and industrial assets - and, transactions in various forms: direct asset transactions, corporate transactions, secondary share, private funds, etc. In this capacity, you will be expected to:
  • + Develop and validate financial models related to real estate investments (debt or equity) + Analyze cash flows and project returns + Analyze the impact of different assumptions on performance: revenue, operating expenses, financing, tax, fees, etc. + Analyze investment risks + Analyze the asset's operating budget and financial statements + Analyze the partnership structure + Participate in presenting investment opportunities at weekly Global Real Estate Committee meetings
  • Participate and support investment managers in the due diligence process
  • + Summarize and follow up on external reports (technical, physical, environment, financial, legal, tax, insurance and other reports + Independently gather information from a variety of courses to validate key investment assumptions + Proactively identify areas of risks in assumptions
  • Draft internal documents to make recommendations to senior leadership, including investment committee memos, business plans for assets / ventures, conviction / white papers
  • Business plans for the various assets, presentations to PSP Investments' Board of Directors, etc.
  • Participate and support investment managers in active management of PSP Investments' Real Estate portfolio
  • + Research, synthesize and analyze the real estate markets by asset type and by geography for targeted market and asset classes. Periodically follow up on the real estate business plans and analyze variances from the presented budgets + Analyze and monitor real estate market values + Monitor real estate indexes + Identify areas for value-creation across all areas of the asset/ venture

  • Two (2) years of relevant experience
  • Bachelor's degree in Finance, Economics or Real Estate combined with strong analytical skills
  • M.Sc. in Finance, MBA, CA or CFA designation are assets
  • High level of proficiency with computer tools such as MS Office (most specifically Word, Excel and PowerPoint)
  • Experience in analysis of real estate transactions, a definite asset
  • Knowledge of ARGUS and Bloomberg is considered an asset
  • Good communications skills in English and French (or willingness to learn) (regular interactions in English with investment partners based outside of Quebec Example: peers, bankers, brokerage firms, etc. and PSP employees in our offices in Hong Kong, London and New York, and interactions in French with employees in our local offices in Montreal and Ottawa)
