Full Job Description

  • The Senior Sales Executive role requires the management and development of other Sales Executives.

  • To attend project meetings and client meetings as and when instructed by Sales manager or in lieu of the Sales Manager.

  • To chair the Site Sales /Meetings on a weekly basis.

  • To achieve reservations in line with the company targets.

  • To achieve the best possible price for all property sales but to work within the authorised negotiation margins - Sales Executive net - as laid down by the company.

  • Complete reservation paperwork & Reservation Check list at reservation.

  • To ensure all reservations proceed to exchange contracts in line with the agreed date at time of reservation and customers are kept informed throughout the home buying process.

  • To liaise with the Company's Lawyers regarding enquiries raised by Purchasers' Solicitors and to find out the answers to those enquiries via relevant personnel within the Company.

  • To liaise with Solicitors to authorise the serving of notice to complete.

  • Prioritising workloads and managing all daily tasks and objectives of the day of other Sales Executives.

  • Inspect plot with Site Manager to ensure the plot is complete and to specification.

  • To manage legal completions in line with the Company target.

  • To manage home demo to the customer with the Site Manager.

  • Ensure property is ready for handover and release keys once funds are cleared.

  • Overall carry out the company's Customer Journey.

  • To effectively manage all customers and deliver excellent customer service in line with the Customer Journey.

  • Make contact with all potential customers who have registered an interest via web site, telephone calls and other methods and register on sales database.

  • To optimise sales opportunities through the effective use of retrawling system.

  • Pre-qualify customers in respect of affordability and individual needs, in order to negotiate effectively.

  • To promote the use by customers of company approved i n d ep e n de n t mortgage brokers and solicitors in order to facilitate the achievement of contract exchange· deadlines.

  • To utilise sales tools, promotions, and incentives in accordance with company procedures to maximise the selling price of properties.

  • To present the product being sold, whether it be properties or optional extras, in a manner that maximises selling prices.

  • Complete all necessary sales paperwork in accordance with company policy as contained in Sales Manual.

  • To effectively manage and resolve customer complaints.

  • Prepare weekly visitor and reservation report and send to Sales Manager and Sales Coordinator.

  • Prepare weekly sales Progression Report on YourKeys.

  • To research the new build marketplace within designated areas in order to be able to sell above the competition.

  • To make recommendations regarding sales strategy and pricing to Sales Manager.

  • Spot check the sales database and YourKeys is being used correctly on your development.

  • Manage and liaise with sales agents where necessary to aid the marketing of the site. Set weekly/bi- weekly meetings.


  • Ensure compliance of AML and consumer code

  • To ensure that all paperwork and reports to Head Office are delivered accurately and well presented at all times in line with Company procedures.


  • To maintain the presentation of the sales areas to the highest standard.


  • Ensure that the sales area and show homes are kept clean and presented to the highest possible standard with weekly inspections as a minimum, advising production staff and the Field Sales Manager of any works required.


  • Ensure availability of a full supply of brochures, product marketing material and marketing material relating to company strategy at all times.


  • Ensure unsold standing stock is inspected weekly and presented to a high standard.


  • Ensure that all safety equipment, including PPE and fire extinguishers, is available for customers in accordance with the company standards.


  • To be dressed smartly and appropriately at all times during working hours.


  • Mark other sites presentation as needed.

  • To work within the Company Health and Safety regulations so ensuring thesafety of themselves and customers and others.

  • Satisfactory completion of external PMA, CSCS test, Personal Health and Safety training and First Aid training.

  • Attendance on company training courses throughout the year as and when advised.


  • Financial
  • Achieve as a minimum or better the Sales Executive net price for each plot.


  • To maintain the sales operation in line with the budget for that site and report accordingly.


  • People
  • Responsible for Staff Rota.


  • Day to day management of Sales Executives.


  • Identify training needs and implement.


  • Defining and delegating particular job responsibilities in the sales office.


  • Assist in recruitment of permanent Sales Executive and responsible for recruitment of temporary staff.


  • Train and develop new Sales Executives in all duties required as per the Hill Residential Standard.


  • Troubleshoot across additional sites as needed - provide additional training where needed.

  • To actively focus on self-development and promote the continuous development of the Sales Executives to Senior standard.


  • Success Measures:

  • Attendance on Company training courses throughout the year as and when advised.


  • Effective promotion of the use of company recommended mortgage brokers and solicitors to ensure an effective .service for customers to achieve contract exchange deadlines.


  • Exchange of contracts is consistently achieved within 28 days.


  • Regular meetings with Sales Exec to review sales and progress.


  • All Sales Execs are fully conversant with Hill systems, processes and procedures.


  • Successful management of Brokers and Solicitors to meet contract exchange deadlines.


  • Ensures Sales Executives provide excellent customer service.


  • Demonstrate a track record of selling new homes (both off plan and show homes).


  • Maintain the presentation of the sales area to the highest standard.


  • Suggest ways to market development better.


  • To deliver the Hill Customer Journey.


  • Audit sales and marketing procedures and the customer journey (sales responsibilities).


  • The delivery of the Hill Customer Journey in line with the company procedure manual to ensure the NHBC / HBF Five Star customer satisfaction award is achieved.


  • Successful audits demonstrating full compliance of AML and YourKeys plot files.
