Full Job Description

As a Senior Surveyor you will manage a team of 2 surveyors and be responsible for the development & delivery of Cyclical Maintenance Programmes including Major Works projects, to Time, Budget, Quality and high resident satisfaction, in full compliance with statutory and Regulatory requirements and A2Dominion Business Objectives.,

  • Inspect and undertake desktop surveys to record and capture information on the Groups building stock, especially external, communal and estate related components

  • Produce good analysis & recommendations for programme building

  • Effectively communicate with internal and external stakeholders and others as required

  • Effectively monitor Key Performance Indicators and undertake regular reviews with Contractors, for the purposes of continual improvement

  • Undertake consultations with tenants, customers and staff in order that projects can be designed to incorporate their views

  • Identify and implement controls to monitor and report on key areas such as cost, programme, health & safety. resident satisfaction and risk

  • Effectively plan and manage projects to agreed service levels, ensuring works carried out meet the Group's quality requirements and stakeholders expectations

  • Ensure policies, existing procedures and IT systems are followed and identify and lead in areas for improvement

  • Promote effective team working and development of staff, providing technical regulatory & financial direction

  • Coach and mentor team members

  • Services in developing improvements to the service for Planned and Cyclical works

  • To provide accurate cost information sufficient for Leasehold Department to prepare accurate Section 20 Notices, Service Charges and / or Sinking Fund schedules in respect of Service Contracts and Planned / Cyclical Maintenance

  • Assist with Section 20 consultation process and represent Property Services at meetings, First Tier Tribunals (FTT) or other hearings, as required

  • To comply with financial procedures and codes of practice at all times, ensuring that all recoverable costs incurred from works instructed by Property Services are in accordance with agreed budgets and are recoverable through Service Charge and / or Sinking fund

    Educated to GCSE level or equivalent in Maths and English (Grades A C)

  • ONC / HNC in building surveying or similar discipline

  • Well-developed level of technical building knowledge

  • Experience or good awareness of Energy Efficiency programmes

  • Good awareness of risk management

  • Ability to manage costs, budgets and develop and implement control measures

  • Forward and strategic thinking with the ability to offer initiatives and solutions to improve service delivery

  • Good understanding of building regulations, statutory frameworks and compliance, within which RSL's operate

  • Ability to motivate, develop / coach and lead staff as well as having the ability to competently lead and guide others regarding complex casework
