Full Job Description
The Technical Surveyor role is essential in supporting the council's commitment to maintaining accurate property records, managing boundaries effectively, and delivering excellent service to tenants and leaseholders. You will play a key role in ensuring compliance with all relevant legal, regulatory, and health and safety requirements, contributing to the effective management of the council's property portfolio. This role requires close collaboration with the Planning Department to ensure that property plans and records align with planning permissions, land use regulations, and development objectives. You will provide technical advice that supports both ongoing and future council projects. As part of your duties, you will utilise your expertise in CAD or GIS software to create detailed technical drawings, digital maps, and reports. Your ability to analyse site inspections and translate findings into actionable recommendations will be vital in resolving complex boundary disputes and ensuring the accuracy of property ownership records. You will work in an agile manner across Sandwell, adapting to changing priorities and responding effectively to the needs of internal teams such as Housing, Legal, Estates, and Planning, as well as external stakeholders including tenants, solicitors, and surveyors. - Preparing, maintaining, and updating terrier plans and property records to ensure accurate land and property ownership data for council-owned properties.
- Supporting the Right to Buy process by preparing sale plans and service charge plans for leaseholders while ensuring compliance with regulations.
- Investigating and resolving boundary disputes and encroachments through site inspections and collaboration with internal and external stakeholders.
- Providing technical support to housing, legal, and property teams for effective property management and dispute resolution.
- Working closely with the Planning Department to ensure alignment with planning permissions and regulations for council-owned properties and land.
- Preparing detailed plans, reports, and technical drawings using CAD or GIS software.
Proficiency in CAD or GIS software for preparing digital property and boundary maps. - Experience in preparing terrier plans, valuation plans, and service charge plans.
- Strong understanding of property laws, boundary regulations, and compliance requirements.
- Ability to conduct site inspections and provide technical expertise on boundary disputes and encroachments.
- Effective collaboration and communication skills to liaise with internal teams, external stakeholders, and the Planning Department., BTEC HNC/HND in Building/Surveying or equivalent or proven knowledge and experience in subject area to this standard
