The University of Surrey has a large, mainly Freehold, Estate in Guildford of more than 300 buildings, comprising approximately 382,000 m2 and 395 hectares, focused on two Campuses on either side of the A3. The Role:
The Surveying and Planning Team are guardians of the estate from an ownership, asset management and planning perspective. You'll be part of this expanding remit, working with the Principal Surveyor and Head of Surveying & Planning, to take responsibility for various strategic projects and day to day management of selected tenant relationships across the Campuses.
The post holder will be responsible for assisting with all aspects of the Asset/Estate Management of the Surrey Research Park including raising invoices, conducting rent reviews and lease renewals, marketing and new lettings.
This is an exciting role for anyone who has experience in property management (whether that be practical or through education), with knowledge of lease terms and who is currently a property manager, or has some experience within real estate, and is looking for their next career move.
The role would suit a candidate with an interest in becoming a Chartered Surveyor. We offer full support and training through the APC process and would provide guidance and varied projects required for you to pass your APC. We will also provide the resources for you to meet your CPD requirements.
Key responsibilities include:
1. To support the Principal Surveyor with all aspects of Asset/Estate Management of the Research Park.
2. Become an expert user of the Property Database (MRI/Qube) and maintain the data as leases and licenses change
3. Raise charges (rent & service charge) on Qube and liaise with the finance team to import data into the University's finance system.
4. Conduct viewing of vacant accommodation with potential Tenants.
5. Negotiate Heads of Terms for new lettings.
6. Assist with the preparation of new Tenancy documents or instruct the Park's retained solicitors as appropriate.
7. Negotiate rent reviews where applicable using data from other transactions on the Park.
8. Support the preparation, submission and approval of service charge budgets and service charge reconciliations.
9. Assist the Principal Surveyor with town planning matters with regard to liaison with Guildford Borough Council and Surrey County Council.
10. Assist the Head of Surveying and Planning where appropriate with other surveying work on the University Campuses.

11. Have a good understanding of Health & Safety requirements.
