Full Job Description

The UK & Ireland Real Estate Investment Manager leads on all transactional and asset management activity across their local market. Their role is to asset manage the existing portfolio of UK & Irish assets alongside supporting in origination, underwriting of transactions on behalf of discretionary REIM funds and non-discretionary Separate Account Mandates (SAM). Their role will provide a cradle to grave service to equity partners, delivering sustainable and risk adjusted returns across the real estate investment universe, from acquisition to asset management to disposal. They will be comfortable owning all transaction and asset management outcomes and delegating to junior team members as appropriate. The role holder will champion the local business line as part of the wider European REIM set-up, leveraging the companies' brand and their existing network. Their success in the role will occur by supporting the AUM growth ambitions of REIM and expanding the knowledge of junior team members to work efficiently and independently. They will be a critical team member to delivering the future success of the local business whilst ensuring alignment to the wider international platform across transactional and asset management activity.ResponsibilitiesAsset management

  • Continuous asset management responsibilities, business plan updates and execution of the same for existing portfolio of UK & Irish assets, managed by BNP Paribas REIM
  • Lead and propose the formulation of the property portfolio strategies to ensure the out performance of the investment. Maintain updated Business plan and budget figures for all the properties, and monitor key performance indicators such as occupancy rate, void costs, WALB, budget vs. actual, etc.
  • Review ESG performance of our assets and lead initiatives aiming at identifying improvements and actions plan for sustainable performance
  • Oversee and ensure timely delivery of quarterly asset management reporting, and subsequent client presentations
  • Successfully deliver major capex programmes including refurbishment and developments (inc. co-ordinating external development management partners)
  • Maintain detailed knowledge of UK&I real estate legislation to ensure best practise and compliance across assets under management
  • Acquisitions
  • Be the transactional lead for all internal acquisition processes (pipeline & committees)
  • Maintain an active presence in the local market, to drive new origination
  • Liaise with internal fund managers to provide ongoing updates across assets, markets, and trends
  • Attend industry (internal and external) events as appropriate and develop the REIM UK brand locally, alongside generating new deal flow
  • Liaise with international colleagues for cross border / portfolio activities including acquisitions and disposals
  • Other requirements
  • Contribute to the quarterly research process, shaping research forecasts and market / asset commentary
  • Co-ordinate and develop junior members of staff within the REIM UK business line across transaction and asset management functions
  • Grow capabilities of local team into new asset classes and strategies, particularly higher risk adjusted return business plans and alternative asset classes in target markets
  • Support Head of UK business with new business development activity
  • Contributes to the delivery of a high quality service, improve systems and processes - be innovative and creative and encourage this in others, while making sure pan European process, tool and procedures are deployed and used

    Substantial real estate experience in the UK&I markets
  • Demonstratable Transactional (acquisition & disposal) and Asset Management experience
  • Existing network of industry contacts across legal, technical, and real estate advisors amongst others
  • Experience working across various risk / return investment profiles ranging from Core to Value Add
  • Network of lenders to support leveraged business plans if required
  • MRICS qualified or proven real estate technical experience post qualification
  • Technical knowledge of real estate tax, accounting, and structuring processes for acquiring, managing, and disposing of UK&I assets
  • Confident communicator, across written and verbal presentations - with the ability to deliver complex business plans in simple messages
  • Proven track record of delivering positive outcomes for clients, and developing existing relationships
