Full Job Description

Torus Developments is looking for a driven and enthusiastic Sales Team Leader to lead and inspire our team in Liverpool, St Helens, and Warrington. You'll be responsible for meeting performance targets, managing sales sites efficiently, and driving revenue through smart marketing and product placement. With a focus on delivering excellent customer service, you'll motivate your team to achieve goals, embrace personal growth, and work collaboratively with the wider business. Your leadership will foster a culture of trust, accountability, and success, ensuring we stay ahead in the competitive new home sales market. Responsibilities:

  • Work with the Sales Manager to develop sales targets for the Sales Advisors within the team and monitor their performance
  • monthly, raising any concerns in person at staff one-to-ones.
  • Work with the Sales Manager to agree an incentives structure to be implemented on each development to increase demand.
  • Support the Sales Manager in preparing statistical information to form part of the reporting framework, delegating when
  • required.
  • Provide day-to-day supervision of the Sales Team to ensure that resources are effectively deployed, sales are secured and
  • progressed efficiently, and stock units are managed effectively.
  • Lead and coach the Sales Team to deliver a sales service which maximises business opportunities.
  • Lead and coach the Sales Team to deliver compliant assessments of all purchasers in line with the Homes England Capital Funding
  • Guide.
  • Contribute to design, specification, tenure, product mix, and pricing strategies for proposed developments.
  • Lead on the commissioning of sales suites/show homes on all sales developments.
  • Ensure that all Sales Advisors adopt lone worker practices while working on site.
  • Contribute to marketing campaigns that are effective in promoting products and incentives to target markets so that sales rates
  • and receipts are maximised.

  • Educated to degree level or able to demonstrate an equivalent level of knowledge gained through extensive and relevant
  • experience within a public or private sector developer of new homes
  • Evidence of and commitment to continual professional, leadership and personal development
  • Experience as a 'first line' manager with the ability to motivate the sales team and drive high performance
  • A track record in delivering a professional sales service that meets customer aspirations and business objectives
  • Experience of selling new homes, preferably for a volume house builder or private sector developer
  • Knowledge of affordable home ownership products and current policy and best practice
  • Ability to analyse data and make recommendations about product mix and design to ensure that we deliver homes and services that
  • meet changing market needs and enable us to be competitive
  • Experience of developing marketing plans and using a range of channels to disseminate information to target customers
  • Experience of collating and analysing data to understand sales trends and monitor performance
