Full Job Description

Warrington and Halton Teaching Hospitals NHS Foundation Trust are seeking to recruit a skilled Maintenance Assistant to join our estates department.
The post holder will be a skilled operative and preferably building bias, will have the skills and knowledge to work as part of the estates team to deliver a comprehensive estates maintenance service, ensuring compliance with Trust standards, procedures and legislation across the estate portfolio

You will join and dynamic multidiscipline team, operating in a busy, fast-paced environment that provides a diverse workload, you will have the support and opportunities through training to develop new skills to enhance your personal development., To undertake routine and statutory maintenance tasks on building systems, water compliance, building fabric maintenance, medical gases, engineering plant, grounds and gardens and general maintenance.
The role supports multi-skilled trades on a range of maintenance works and is expected to carry out a limited range of unsupervised skilled tasks and utilise the Computer Aided Facilities Management (CAFM) system and other specialist software to ensure a joined up quality service is delivered., 1. To work in accordance with the requirements of HTM's, HBN's, British Standards, Model Specifications and all Statutory Regulations, Codes of Practice and Trust Policies and Procedures.
2. The Maintenance Assistant will utilise a range of skills obtained from experience in a construction or engineering environment.
3. Undertake minor repair works and general maintenance activities at the request of the Estates Management team
4. To liaise with Estates Management regarding plant or equipment failures and to request the supply of goods and/or services as necessary.
5. Carry out routine planned preventative maintenance (PPM) inspections in accordance with Trust procedures on Water Systems and services
6. Utilise the Trust's CAFM system to record data, complete job sheets, reports and inspection sheets
7. Interprets and follows regulations at all times and immediately notifies Estates Management of any deviation from the regulations.
8. Assist undertaking installations and/or enabling works.
9. Uses all relevant PPE, tools and equipment within safety guidelines as necessary for the completion of works.
10. Assists and follows instructions from Competent Persons undertaking installations and/or enabling works.
11. Carry out unsupervised routine and statutory maintenance tasks within the Trust and on the building systems and engineering plant which do not require the skills of a skilled Craft worker.
12. Carry out specific tasks requiring a level of skill equivalent to that of a Craft Worker, e.g. may include the following: bricklaying, gardening, painting, plastering, roof repairs, etc. These skills will have been / will be obtained as a result of formal training and qualifications.
13. Carry out routine checks and inspections on safety critical plant and equipment.
14. Collect data from plant and equipment. Provide accurate feedback to Estates Management on the state of equipment.
15. Assist higher skilled staff in schemes of maintenance, and new works across full range of building, and engineering trades within the constraints of Health & Safety Policies.
16. Accept work allocation from Estates Management and Helpdesk Staff. Understand and agree priorities. Ensure allocated work is carried out to agreed priorities.
17. Communicate with Departmental and Clinical Staff to ensure implications of work are understood.
18. Feedback to customers on progress of work.
19. Carry out work in patient areas ensuring Health & Safety, Patient safety, privacy and dignity are maintained.
20. Provide feedback on a job-by-job basis to Estates Management and advise on and assist with requisitioning of spares and materials.
21. Understand and apply the basics of hygiene, infection prevention control for patients and self-protection.
22. Carry out duties in all areas of the Trusts Estates. This may involve work in hot/cold, confined, and/or dirty conditions. Comply with appropriate Trust and Health & Safety Regulations and precautions.
23. Assist in surveys and provide information for the Estates Department as required.
24. Carry out work in emergency conditions e.g. Fire, flood, etc., which may result in exposure to emotional or distressing situations.
25. Comply with and contribute to the development of Estates Working & Safety Rules.
26. Undertake any training that is offered as part of the role and learn new techniques to enhance personal development
27. Instruct new starters and colleagues on features of the work.
28. Assist contractors where required to ensure access is obtained / maintenance works are carried out in a timely manner.
