Full Job Description

Torus is seeking a highly skilled and motivated Senior Surveyor to join our Asset Management team. Based in Warrington, this role offers an exciting opportunity to shape and deliver a high-quality repairs and maintenance service across the Torus portfolio. Reporting to the Repairs Manager, you will lead and support surveyors, deputise for Maintenance Managers, and ensure excellence in service delivery, compliance, and customer satisfaction.,

  • Lead and develop the Asset Surveying team to deliver a high-quality repairs, maintenance, and void service to Torus tenants.
  • Work collaboratively with maintenance and void contractors to uphold service standards and drive continuous improvement.
  • Monitor and analyse KPIs to inform decisions and improve operational performance.
  • Ensure compliance with statutory requirements, including CDM Regulations, Health and Safety legislation, and Building
  • Regulations.
  • Manage budgets, contractors, and resources efficiently to deliver value for money (VFM).
  • Deputise for Repairs or Void Managers as required, ensuring seamless service delivery.
  • Foster a culture of openness, trust, and mutual respect within the team.

    Member of RICS/CIOB or equivalent, and a Level 4 qualification in a construction/property-related discipline.
  • Extensive experience in contract management, health and safety legislation, and business planning, including budget management.
  • Proven track record of delivering change and improving business performance.
  • Strong leadership and interpersonal skills, with experience in motivating teams and managing individual performance.
  • High levels of IT literacy and familiarity with digital tools and data-driven decision-making.
  • Excellent communication skills, both written and oral, including public speaking and report writing.
  • Experience in developing policies and strategies that have significantly improved service delivery.
  • Competence in social media and digital communication channels to support business success.
