You will be part of the North West & Central Region (NW&C) which consist of three routes – North West, Central and West Coast South – and a regional team supporting Regional Major Programmes & Professional services.Brief Description To deliver an effective and efficient property service to support delivery of a safe, efficient, reliable, and sustainable rail service. To optimise performance of land and property in order to increase Property’s financial contribution to the company’s rail operations and to improve service to its customers. This role can be based in Birmingham, Manchester, or Milton Keynes.About the role (External) NW&C Property Commercial Plan has been developed to support the overarching strategic vision of Network Rail, reflective of the key over-arching objectives and efficiencies programme. Our vision is to continue to provide comprehensive, wrap-around professional property services which drives industry efficiency and supports income generation, improves the safety performance across the property portfolio and delivers value focussed, innovative solutions that exceed expectations for our customers, passengers, and stakeholders. Each team and role within our property structure supports our wider commercial development programme, embedding a new, fully collaborative delivery model with rail partners – Train Operating Companies, Freight Operating Companies and others, to achieve an integrated approach to rail business recovery and achieving wider socio-economic return. Within NW&C, there are 3 routes (geographic areas), delivering 6,700 daily train services and supporting over 1.3 million passengers every day. NW&C is home to 422 income-producing assets, 600 commercial assets and 4 managed stations. The NW&C railway and station assets form key parts of communities and as such the work that NW&C does has an immediate impact on passengers, communities, lineside neighbours as well as the natural environment. Throughout each team we will embed best practices in sustainable development, creating great environments for our customers and communities alike. The role of Senior Surveyor in the Development Team will be to work alongside the Development Surveyor providing day-to-day property solutions to best support strategic aims, as well as to manage a caseload of third-party transactions. Understanding and applying NR’s shared value policy, as well as working with operational colleagues and wider industry stakeholders to achieve best value solutions that deliver passenger and operational benefits. A senior surveyor in the Development Team will have a highly diverse role which may include:

  • Negotiating with third party developers and local authorities to achieve property solutions in line with NR’s share value policy
  • Liaising across NR departments to develop innovative property solutions that deliver operational and passenger benefits
  • Carry out complex property transactions with third parties for high profile operational outcomes to deliver wider interacting railway projects & aspirations
  • Working with Local Authorities and other key stakeholders to identify and develop commercial property opportunities at stations, or resulting from railway programmes
  • Build up exceptional geographic knowledge of the Region and all schemes within to identify opportunities where Property can add value
  • We must do this while be proactively tackling the bigger picture of the nation’s sustainability challenges including reducing our carbon footprint and providing options for passengers to make sustainable travel choices.

    Educated to degree level or equivalent. MRICS qualified Wide range of General Practice surveying experience Excellent communication and influencing skills. Proven negotiation skills at senior level Proven experience of managing complex property transactions Experience of stakeholder management Strong presentation skills We would also like but it isn’t crucial to have/to be: Understanding of compulsory purchase issues Understanding of the rail industry and rail legislation Full Driving Licence
